Terms of Service

These Terms of Service ("Terms") govern your use of Denhunt's agent app (the "Platform"), operated by Denhunt ("Denhunt", "we", "us"), as an individual real estate agent ("Agent", "you"). By creating an account or using the Platform, you agree to these Terms.
A separate Terms of Service applies to renters on denhunt.com and to registered agencies on app.denhunt.com.
1. Eligibility and verification
You must be at least 18 years old and legally able to act as a real estate agent in Nigeria. Before your listings can go live, you must submit a valid government-issued ID (NIN, driver's license, international passport, or voter's card), and may optionally submit a professional certificate. We review this before approving your account, and may ask for more information at any time.
2. Listings
You're responsible for the accuracy of everything you list: photos, description, price, location, and amenities. Listings go through a review step before they appear publicly. We may remove or reject any listing that is misleading, duplicated, or for a property you don't have the right to list.
3. Enquiries, scheduling, and escrow
When a renter enquires about your listing, you agree a viewing date with them on the Platform. To confirm the visit, the renter pays an inspection fee, which Denhunt holds in escrow rather than paying it to you up front.
On the day, you and the renter meet at the property. The renter enters a one-time code and the visit is confirmed using both your device locations once you're near the property, which starts a fixed inspection window. If the renter doesn't raise a dispute during that window (plus a short grace period after it closes), the fee is automatically released to your wallet. If a dispute is raised, or you fail to show up, our team reviews it and decides whether to release the fee to you or refund the renter.
You agree to show up for confirmed inspections, represent listings honestly, and not ask renters to pay you directly to avoid escrow. Repeated no-shows, misrepresentation, or attempts to take a transaction off-platform may lead to suspension.
4. Your wallet and payouts
Released inspection fees are credited to your Denhunt wallet, minus our platform commission (currently 10%). You can request a withdrawal to your bank account at any time. Withdrawals are processed by bank transfer or through our payment processor, Paystack, depending on what's currently available, and may take a short time to clear.
5. Reviews
Renters who complete an inspection with you can leave a rating and review. We may remove reviews that are fake, abusive, or unrelated to the listing/inspection.
6. Prohibited conduct
You agree not to:
- Post fake, duplicated, or intentionally misleading listings.
- Misrepresent your identity or verification documents.
- Circumvent escrow by taking payment off-platform.
- Harass, threaten, or discriminate against a renter.
- Interfere with the Platform's normal operation.
We can suspend or terminate accounts that break these rules, at our discretion.
7. Our role and liability
Denhunt is a marketplace and escrow holder. We are not a party to any tenancy or sale agreement between you and a renter, and our verification and escrow steps reduce fraud risk, they don't eliminate it entirely.
To the fullest extent the law allows, Denhunt is not liable for indirect, incidental, or consequential damages arising from your use of the Platform. Our total liability to you for any claim is limited to the commission we earned from you in the twelve months before the claim.
8. Changes to these Terms
We may update these Terms as the Platform evolves. We'll notify you of material changes before they take effect. Continuing to use the Platform after a change means you accept the updated Terms.
9. Governing law
These Terms are governed by the laws of the Federal Republic of Nigeria.
